What you need to know about pools in Mandarin
Soil & Installation
Mandarin has some of the heaviest clay soil in Duval County, particularly in the areas along the St. Johns River and south of Old St. Augustine Road. This is exactly why we recommend fiberglass over concrete for Mandarin — fiberglass flexes with clay soil movement, while concrete cracks. We use specialized compacted sand backfill and French drains to manage water drainage in Mandarin's clay.
Permits & Inspections
Mandarin is in Duval County, so permits go through the JaxEPICS portal. Same 25-30 business day timeline. We handle everything. Many Mandarin properties are in the St. Johns River flood zone, which may require additional elevation documentation — we include this in the permit package when applicable.
HOA & Community
